Turn Off Power/Gas Supply

For electric water heaters: Turn off the circuit breaker. For gas water heaters: Turn the gas valve to 'pilot' position. This is a critical safety step before any maintenance.

Caution:

NEVER perform maintenance on an active water heater. Always disconnect power/gas first to prevent burns and electrical hazards.

Attach Garden Hose to Drain Valve

Locate the drain valve near the bottom of your water heater tank. Attach a standard garden hose to the valve and run the other end to a floor drain, outside, or large bucket. Ensure the hose path slopes downward for proper drainage.

Open Drain Valve and Flush Tank

Open the drain valve and let 2-3 gallons of water flow out. This removes sediment buildup that reduces efficiency and shortens tank life. In South Florida's hard water areas, do this every 6 months. Watch for discolored or cloudy water—that's sediment leaving the tank.

Pro Tip:

If you live in a hard water area (Boca Raton, Delray Beach), consider flushing quarterly instead of annually to prevent excessive sediment buildup.

Check Temperature-Pressure Relief Valve

Locate the T&P valve (usually on top or side of tank with a lever). Lift the lever briefly to release some water—it should flow freely then stop when released. This valve prevents dangerous pressure buildup.

Caution:

If water doesn't flow when you lift the lever, or continues dripping after, the valve needs replacement. Call a professional plumber immediately—this is a critical safety component.

Inspect Anode Rod (Every 3-5 Years)

The anode rod prevents tank corrosion. Remove the hex head cap on top of the tank and inspect the rod. If less than 1/2-inch thick or heavily corroded, it needs replacement. This extends your water heater's life by years.

Restore Power and Test
